Ten roof replacement warning signs
- The roof is approaching its expected service life. Age does not automatically require replacement, but it increases the importance of condition and installation quality.
- Shingles are curling, cracking, or losing edges. Widespread deterioration usually indicates more than one isolated repair area.
- Granules collect in gutters. Some shedding is normal, but heavy or uneven loss can reduce weather protection.
- Shingles are missing after ordinary wind. Repeated blow-offs may point to weakened seals, brittle materials, or installation problems.
- The roof has recurring leaks. Multiple leak locations can indicate an aging system rather than a single failed component.
- Decking appears soft or sagged. Movement, dips, or visible decay require prompt professional evaluation.
- Daylight is visible in the attic. Openings may allow both water and wind into the roof assembly.
- Flashing problems are widespread. Repeated failures around chimneys, walls, and valleys can make piecemeal repair less dependable.
- Storm damage affects multiple roof slopes. Broad hail or wind damage may require a larger restoration scope.
- Repairs are becoming frequent. Continuing to invest in a declining system can cost more without solving the underlying problem.
Repair or replace?
A newer roof with one damaged pipe boot or a small group of missing shingles may be a good repair candidate. Replacement becomes more reasonable when wear is widespread, compatible materials are unavailable, decking is compromised, or the roof has several unrelated failure points.
The right recommendation should account for roof age, ventilation, decking, previous layers, flashing details, storm history, material availability, and how long you plan to own the property. A reputable contractor should explain both repair and replacement options when both are viable.
What a roof replacement inspection should include
Ask for an assessment of all roof slopes, penetrations, valleys, edges, attic ventilation, visible decking conditions, and drainage components. A replacement proposal should identify the roofing system, underlayment, flashing approach, ventilation changes, disposal, cleanup, warranty terms, and how unforeseen decking replacement is priced.
