Those black streaks on your roof aren't dirt — they're Gloeocapsa Magma, a cyanobacteria that feeds on the limestone filler in your shingles. Left untreated, it shortens shingle life significantly. Softwashing eliminates it completely.

  • Removes 100% of algae, moss & black streaks
  • Low pressure — safe for all shingle types
  • Results last 2-5 years with treatment
  • Restores curb appeal and home value
  • Can extend shingle life by years

Before & after softwash roof cleaning — Oklahoma Exteriors

What Is Softwashing?

Softwashing is a low-pressure cleaning method that uses biodegradable cleaning solutions to kill and remove biological growth — algae, mold, mildew, moss, lichen, and bacteria — from your roof and home exterior. Unlike pressure washing, softwashing uses water pressure no higher than a standard garden hose, making it safe for asphalt shingles, wood, vinyl, stucco, brick, and virtually all exterior surfaces.

The cleaning solution does the work, not the pressure. This means no blown-off granules, no cracked shingles, no damaged mortar — just a thorough, lasting clean that extends your roof and exterior's life.

Roof Softwashing

Roof softwashing is the only manufacturer-approved method for cleaning asphalt shingle roofs. The Asphalt Roofing Manufacturers Association (ARMA) specifically recommends low-pressure chemical cleaning over pressure washing, which can void shingle warranties and cause immediate granule loss.

Oklahoma homes are particularly susceptible to Gloeocapsa Magma — the black algae that creates dark streaking across roof surfaces. Our softwash treatment eliminates it completely, with results that typically last 2-5 years. We also treat for moss and lichen, which if left untreated, will penetrate and lift shingles causing accelerated deterioration.

What Roof Softwashing Removes

  • Black streaks — Gloeocapsa Magma algae (the most common roof stain in Oklahoma)
  • Moss — holds moisture against shingles, causing rot and lifting
  • Lichen — the hardest to remove; etches into shingles if left too long
  • Mildew and mold — can spread to soffits, fascia, and attic if untreated
  • Green algae — common on north-facing slopes and shaded areas

House Washing

Our softwash house washing service cleans the entire exterior of your home — siding, brick, stucco, gutters, fascia, soffits, windows (exterior), decks, fences, and driveways. We use the appropriate solution and pressure for each surface type, ensuring a thorough clean without any damage risk.

House washing dramatically improves curb appeal, removes years of oxidation and biological growth, and is often recommended before exterior painting or before putting a home on the market. A clean exterior can meaningfully affect a home's perceived value.

Surfaces We Softwash

  • Asphalt shingle roofs
  • Metal roofs (low pressure, specialized solution)
  • Vinyl siding
  • Brick and mortar
  • Stucco and EIFS
  • Wood siding and cedar shake
  • Fiber cement (HardiePlank and similar)
  • Gutters and downspouts
  • Soffit and fascia
  • Concrete driveways and walkways
  • Wood decks and fences

Why Softwash Instead of Pressure Washing?

Pressure washing at high PSI will remove biological growth temporarily — but it also removes granules from asphalt shingles (accelerating aging), can crack or loosen mortar, can force water under siding, and does nothing to kill the organisms causing the staining. They grow back quickly because the roots were never treated, just blasted off.

Softwashing uses biodegradable biocides that kill the organisms at their root. The visual result is the same — or better — and the clean lasts dramatically longer. It is the professional standard for roof cleaning and is what your shingle manufacturer recommends.

Softwashing FAQ

Is softwashing safe for my shingles?
Yes — softwashing is the method specifically recommended by the Asphalt Roofing Manufacturers Association (ARMA). The cleaning solution is applied at very low pressure (comparable to a garden hose) and does not cause granule loss or void shingle warranties. High-pressure washing is what damages shingles; softwashing does not.
How long do softwash results last?
A properly applied softwash treatment typically keeps your roof clean for 2-5 years, depending on the level of shade, humidity, and tree coverage around your home. Moss and lichen removal may require a follow-up treatment for heavily affected roofs. We offer maintenance programs for customers who want to stay on a regular cleaning schedule.
Will softwashing harm my plants or landscaping?
We pre-wet all plants, shrubs, and landscaping before treatment and rinse thoroughly afterward. Our biodegradable cleaning solutions break down rapidly. We take every precaution to protect your landscaping and have not had plant damage issues with our standard process.
Do I need to be home during the service?
You do not need to be present for exterior softwash services. We just ask that outdoor furniture be moved away from the house, windows be closed, and pets be brought inside. We'll confirm all details before we arrive and notify you when the job is complete.
Can softwashing help my insurance claim?
Possibly. Some insurance carriers require roof cleaning as part of maintaining coverage or before a roof inspection. A clean roof also makes storm damage (hail dents, cracked shingles) much easier to identify and document for insurance purposes. We can combine a softwash service with a storm damage inspection if needed.
